The present research is focalized on public-private partnership (PPP) procedures as a driving force of urban sustainable development. The paper intends to point out the relevant role played by the public administrations in the implementation of these mechanisms aimed at degraded urban area renovation, public property assets enhancement, or ex novo realization. In this sense, in the existing reference literature, the private investor tasks and risks have been often explored, neglecting the significant public entities position. The efficiency in the use of the PPP is verified through the discounted cash-flow analysis (DCFA) implementation: the assessment of the costs and the revenues derived from the project allows the private investor to verify the financial feasibility of the initiative. In the context outlined, the public administration could contribute to the success of the intervention through a periodic fee paid to the private investor in order to ensure the financial convenience of the project. In the present research, a functional reconversion operation related to a building located in the small town of Cesano Romano (Italy) and carried out through the PPP operational tool, has been illustrated. In the analysis, a public monetary amount has been considered and determined, able (i) to guarantee the financial sustainability for the private investor and (ii) to comply with the regulatory constraints in the Italian context. Finally, a scenario analysis has been developed to identify the situation/s in which public participation is necessary for the convenience of the initiative and to quantify this monetary amount.

Sustainability represents an innovative component of profitability for real estate finance, and among other instruments, real estate funds include a “green” component represented by certified buildings. In particular, the adopted selection criteria refer to the two European most widespread certifications: LEED and BREEAM.The objective is to demonstrate the degree of correlation between the adoption of implemented sustainable policies and financial performance. For this purpose Fama-French Five Factor Model has been applied. This work is oriented in validating the hypothesis, which states that sustainable and environmentally friendly components positively affect the performances of investment portfolios, focusing on the European property management industry. Therefore, this paper has the ambitious aim of filling the gap in current literature on REITs mainly focused on the US market.

In light of the growing demand for sustainability in the construction sector and real estate market, the European Community (EC) has recently begun incentivizing renovations of private and public European buildings. This aligns with the EC’s aim to reduce harmful emissions by 55% by 2030 compared to 1990 levels, and to achieve complete decarbonization of buildings, i.e., zero harmful emissions in this sector, by 2050. Given this framework, this study aims to verify the financial viability associated with the construction of “green” buildings, as well as the associated monetary benefits related to the efficient nature of these buildings and the resulting reduction in energy consumption. Lastly, an investigation is conducted to determine the economic feasibility of energy retrofit initiatives on existing building assets by comparing the required costs to retrofit against the potential increase in market value of a retrofitted residential unit. Along with assessing the undisputed environmental advantages for the community and all building users, this research aims to assess the financial and economic feasibility of sustainable construction initiatives, providing insight into how best to pursue the EC’s aims.

Urban renewal is essential for achieving Sustainable Development Goals (SDGs), addressing climate change, resource management, and social sustainability. Effective strategies must integrate physical infrastructure (“hardware”) with cultural and social dynamics (“software”) to foster resilience and inclusivity. This paper proposes an organizational aesthetics framework, highlighting how cultural aesthetics drive social innovation, participatory urbanism, and community well-being in urban regeneration. By embedding aesthetics into renewal processes, cities can enhance place identity, cohesion, and economic vitality while promoting sustainability. A bibliometric analysis maps research trends and emerging discourse, identifying key themes in aesthetics and urban governance. The findings underscore aesthetics’ growing significance in policy and planning, offering insights for urban designers, policymakers, and administrators. This research advances an interdisciplinary model integrating aesthetics with sustainable urban governance, ensuring that cities evolve functionally and culturally. The paper provides a structured approach to enhancing urban design, policy frameworks, and inclusive regeneration strategies for socially and environmentally enriched cities.

The purpose of the paper is to investigate the main causes of discount between list price and forced sale value in the Italian real estate auction segment, in favor of more comprehensive determination of the value of mortgage underlying guarantees; this would allow for an improvement of further valorization processes of assets intended to obtain a higher selling price.Starting from the results of existing literature, an ordinary least squares regression analysis was conducted in order to point out the main determinants of the discount between list price and forced sale value. It has been verified, when sampling 225 cases of forced residential property sales in the South of Italy, that the time constraint of the Italian regulatory framework is more relevant with reference to discount rather than the physical characteristics of assets. The influence of the duration of procedures is proof that even if recent government initiatives have led to positive results in terms of reducing the length of procedures, this is not yet satisfactory compared to other European contexts. This provides evidence of the need for further interventions aimed at improving the efficiency of the procedural system, also encouraging recourse to other options that lead to ease judicial burden.
