Landscape is a crucial component of world heritage and, in the last few years, landscape projects have played a vital role in the development of sustainable scenarios. As reported in the European Landscape Convention, landscape means an area, as perceived by people, of which the character is the result of the action and interaction of natural and/or human factors. Therefore, in landscape planning and assessment, the community is necessarily involved. In order to improve the effectiveness of a project for landscape enhancement, this study suggests strategies for an integrated project, taking into account the numerous, heterogeneous variables involved. A landscape project, therefore, is a complex project that requires structured valuation stages, open to the community dimension. The qualitative, intergenerational, and inclusive characteristics of landscapes suggest that the limits of traditional economic analysis should be exceeded by adopting new assessment methods. With this aim in mind, this paper proposes social evaluation approaches, which operate by combining deliberative processes with total economic and multidimensional approaches. In this paper, we present: (1) a brief overview of the main features and issues concerning landscape projects; (2) strategies for integrated projects in landscape enhancement; and (3) social approaches in landscape assessment that account for complexity and social inclusion.

Many large projects held over the last few decades in Europe have been based on the enhancement of community goods as a strategy to put in place sustainable urban regeneration. The inclusive nature of these goods and the social importance of the related decision-making processes suggests the need to involve the relevant community and to take into account its intentions and wishes regarding planning and organization. Therefore, before even starting to plan possible interventions, it is crucial to know what the members of the community think about the good in terms of social appreciation, in order to achieve socially sustainable choices. This paper offers a method to measure the social appreciation of community goods and describes the following: (a) deliberative esteem value technology to measure the social appreciation based on a combination between stated preference techniques and deliberative methods; (b) the criterion and methodology of the valuation technique proposed; and (c) an experimental application of the valuation technique pertinent to the specific case of the East Elevated Expressway of Rome.

In the major U.S. and European cities (e.g., Detroit, Seattle, San Francisco, London, Paris, etc.) that since 2007 have been feeling the effects of the international economic crisis, regeneration processes have been set up thanks, among other things, to the synergic impact generated by urban agriculture (UA). There are numerous and greatly varied effects, linked to localization, that are consistent with the paradigm of sustainable development, although the sporadic, spontaneous, and discontinued nature of UA conditions its capacity to strongly influence an entire community. With a view to enhancing the efficiency and effectiveness of urban agriculture, and to facilitating its planning, this study puts forward the implementation of an organized and multifunctional agro-urban system. The consent of the population involved is vital for the creation and implementation of the system, therefore ascertaining not only the existence but also the level of social appreciation of this resource is of paramount importance. With the aim of providing a suitable methodology for ascertaining the social appreciation of the stakeholders in the agro-urban system, the paper puts forward a deliberative monetary appraisal that combines an economic valuation based on hypothetic scenarios with direct, inclusive, and dialogic approaches. In this paper we present: (1) a general overview of the main characteristics of urban agriculture and related problems; (2) the principal methodological elements for defining and planning an agro-urban system; and (3) guidelines for a deliberative appraisal procedure related to an agro-urban system.

Purpose: The study aims to propose an appraisal procedure based on the preferences stated by a sample of potential consumers and producers which makes it possible to obtain the hypothetical demand and supply curves and to estimate the most likely market value and transaction quantities for housing markets with unrevealed prices. Design/methodology/approach: The procedure is divided into two steps: the first is aimed at selecting the alternatives that are most likely to meet the market’s preference by applying discrete choice (DC) analysis; the second makes it possible to estimate the potential demand and supply curves for the preferable alternatives singled out through DC analysis by using contingent valuation methods. Findings: The results obtained considering only the hypothetical demand or the hypothetical supply differ by an average of 10 per cent from the actual sale price. Conversely, the values detected as the intersection of the hypothetical demand curve and the hypothetical supply curve, fall into variation margins that can be considered fully acceptable in real estate appraisal Originality/value: As opposed to the applications performed in international real estate operations where reference is made solely to the potential demand estimate, the described procedure estimates the transaction value as the intersection between the hypothetical demand and supply curves, for the purposes of keeping account of the conditions that generally occur in the real market. Furthermore, it is possible to detect the incidence of the characteristics in market price formation, and to identify the market share of possible alternative assets and estimate the optimal quantity to be produced.
