Since the dawn of the 21st century, Japan has switched its national industry strategy from traditional industries—manufacturing and trading—toward tourism. Regional revitalization is a particularly important issue in Japan, and by uniting regions as an integrated tourism zone, the government expects an increase in visits to tourism zones. This study quantitatively evaluates whether the regions that contain a tourism zone experience a significant increase in visitors by using a quasi-experimental pretest–posttest control group design. Additionally, it examines the effects of subsidies through regression modeling. The results indicated that the tourism zones that were comprised of a narrow region in the same prefectures experienced a significant increase in visitors. The subsidy on information transmission, measures for the secondary traffic, and space formation had a significant positive impact on the increase in visitors to these tourism zones. Implications on tourism policies, urban and regional development, and community development can be obtained through this study.

This study proposes a technology that allows automatic extraction of vectorized indoor spatial information from raster images of floor plans. Automatic reconstruction of indoor spaces from floor plans is based on a deep learning algorithm, which trains on scanned floor plan images and extracts critical indoor elements such as room structures, junctions, walls, and openings. The newly developed technology proposed herein can handle complicated floor plans which could not be automatically extracted by previous studies because of its complexity and difficulty in being trained in deep learning. Such complicated reconstruction solely from a floor plan image can be digitized and vectorized either through manual drawing or with the help of newly developed deep learning-based automatic extraction. This study proposes an evaluation framework for assessing this newly developed technology against manual digitization. Using the analytical hierarchy process, the hierarchical aspects of technology value and their relative importance are systematically quantified. The analysis suggested that the automatic technology using a deep learning algorithm had predominant criteria followed by, substitutability, completeness, and supply and demand. In this study, the technology value of automatic floor plan analysis compared with that of traditional manual edits is compared systemically and assessed qualitatively, which had not been done in existing studies. Consequently, this study determines the effectiveness and usefulness of automatic floor plan analysis as a reasonable technology for acquiring indoor spatial information.

This paper presents a novel approach to retrieve indoor structures from raster images of complicated floor plans. We extract the building elements in the floor plan and process them into a vectorized form to provide indoor layout information. Unlike conventional approaches, the proposed model is robust when recognizing rooms and openings surrounded by obscuring patterns, including superimposed graphics and irregular notation. To this end, we integrate various floor plan formats into a unified style using conditional generative adversarial networks prior to vectorization. This style-transferred plan that follows the unified style represents the room structure intuitively and is readily vectorized due to its concise expression. Raster-to-vector conversion is conducted with a combinatorial optimization in junction units of the layout. The experimental results demonstrate that when implemented with complex drawings, our model is comparable to existing methods in the detection and recognition of rooms and provides a much better score in one-to-one matches.

Commercial gentrification has had a significant impact on the urban environment, particularly in leading to the upscaling and expansion of food and beverage (F&B) commercial activities. F&B commercialization and proliferation has emerged from (a) the borders of newly provided urban open space and (b) seed points where small-sized commercial areas had already been formed. However, few studies have simultaneously explored the commercialization process of these different contextual sub-regions over a relatively long time period. This study of Yeon-nam district, Seoul, aims to demonstrate empirically (1) how the F&B commercial stores have been distributed over the past decade and (2) which of the factors that are the spreading center of the F&B store is the critical factor. Using kernel density estimation, the study discovered that the old–residential district has been entirely transformed to an F&B commercial district since the Gyeong-ui Line Forest Park opened in the district. Furthermore, through the analysis of standard deviational ellipses, we empirically verified that F&B commercialization was more substantial in the seed region. Based on the findings, policy recommendations for urban planning and design, especially urban gentrification management and regeneration, are provided.

문재인 정부 출범 이후 투기과열지구의 지정을 통한 투기 수요를 억제하려는 움직임에 더해 조정대상지역이 대거 지정되었다. 해당 정책은 시행된 지 약 2년이라는 시간이 지났으며, 2020년 1월 현재, 경기도 및 부산 일부 지역에서 지정이 다시 해제됨에 따라 주택시장에 투기 열풍을 불러올 것이라는 우려도 있다. 이러한 부동산 투기 수요 억제책의 지정 및 해제에 따른 의견이 분분한 가운데, 대표적인 부동산 투기수요 억제정책으로 알려진 투기 과열지구 및 조정대상지역 지정의 정책 효과에 대한 평가가 필요한 시점이다. 이에 본 연구는 투기과열지구와 조정대상지역 지정 정책의 효과를 해당 정책 시행 이후의 국토교통부 실거래가 자료를 활용하여 실증분석하였다. 정책의 효과를 측정하기 위해 이중차분분석을 활용하였으며, 조정대상지역의 지정 효과에 대한 분석은 수도권, 부산, 세종을 대상으로 진행하였다. 분석결과, 세종을 제외한 대부분의 지역에서 정책 목표와는 반대로 실거래가를 상승시킨 것으로 분석되었다. 투기과열지구의 지정 효과 분석은 투기과열지구와 조정대상지역이 동시에 지정된 경기 광명과 조정대상지역만 지정된 경기 고양ㆍ남양주를 대상으로 하였으며, 규제 정책의 목표와는 달리 경기 광명에 지정된 투기과열지구 정책은 실거래가를 상승시키는 역효과를 보인 것을 확인할 수 있었다. 본 연구는 선행연구가 부족한 조정대상지역에 대한 정책효과가 투기과열지구를 함께 분석하였다는 점에서 차별성을 갖는다. 본 연구의 결과를 통하여 투기과열지구 및 조정대상지역 지정 정책은 수도권과 비수도권 등 지역의 부동산시장 규모와 특징 등을 반영하여 능동적으로 시행하여야 한다는 정책적 시사점을 도출할 수 있다.

A walkable environment is a crucial factor for promoting active transportation. The purpose of this study is to examine the association between neighborhood walkability and active transportation for noncommuting purposes (leisure and shopping) in Seoul, Korea. The Walkability Score is used as a measure of walkability, and a multilevel logistic regression model is employed to measure the odds of active transportation (i.e., walking and cycling; nonmotorized trips) at two levels: individual (level 1) and neighborhood (level 2). The results of the study showed that the Walkability Score was significantly correlated with higher odds of active transportation in shopping models. Specifically, every one-point increase in the Walkability Score was associated with 1.5%–1.8% higher odds of active transportation in shopping models. However, there was no significant correlation between the two in leisure models. Meanwhile, individual characteristics associated with the odds of active transportation differed in the leisure and shopping models. Older age was positively correlated with the odds of active transportation in the leisure model, while females showed a positive correlation in the shopping model. Based on the study, urban and transportation planners can recommend urban policies to promote active transportation in an urban setting.

Since walkability plays an important role in active commuting, several cities are actively promoting its integration into urban and environmental planning policies. This study examined the association between walkability and active commuting in Seoul, Korea. A multilevel logistic regression model was used to examine the correlation between Walkability Score and the probability of active commuting after controlling for individual variables. The analysis used 129,044 individual samples nested within 424 administrative districts (dongs). In this study, three models were tested: Model 1 contained only individual variables, Model 2 contained individual variables and Walkability Score, and Model 3 included neighborhood-level variables in addition to the variables of Model 2. The results showed that the Walkability Score was significantly correlated with the odds of active commuting. Specifically, every additional one-point increase in Walkability Score was associated with 0.3% higher odds of active commuting (Model 2: odds ratio (OR) = 1.003, 95% confidence interval (CI) = 1.001–1.005; Model 3: OR = 1.003, 95% CI = 1.001–1.006). Additionally, public transportation density was also positively correlated with the odds of active commuting. The odds of active commuting were positively correlated with younger age, female, lower-income, and having no car. Based on the findings, policy recommendations in urban planning and design, transport engineering, and environmental planning are provided.

This study aims to examine how the aging population of each region has changed from 2009 to 2018, and how age-friendly the current neighborhood environments are in those areas in Daegu, Korea. The 139 administrative units are used as spatial units to identify aging regions, while 100 m × 100 m grid cells are employed as spatial units to capture the environmental variables of the neighborhood comprehensively. To analyze Daegu’s aging regions, emerging hotspot analysis was performed, demonstrating the spatio-temporal patterns of the elderly population. ANOVA analysis and a case study with field surveys were used to examine the age-friendly environmental conditions in aging regions. Findings of this study showed that Daegu’s aging regions were increasing rapidly and spreading from the city center over time. In addition, it was found that the neighborhood environmental conditions of the aging regions were very poor in terms of accessibility, safety, and pleasurability. Significant differences were also found in the levels of age-friendliness of the neighborhood environments, depending on whether they are urban or suburban. The results herein support public policy proposals relevant to urban planning, environmental design, and aging policies.

This study aims to examine the relationship between the level of walkability and housing prices in Seoul, Korea. The average transaction price per square meter for each apartment complex was set as a dependent variable and the walkability score was used as an independent variable. This study divided a total of 5986 apartment complexes into areas with high and low housing prices for analysis. Based on the strong spatial autocorrelations of housing prices, this study employed spatial regression models in addition to the Ordinary Least Squares (OLS) model. Results showed that housing prices positively correlated with the walkability score in areas with low housing prices, whereas no significant association was observed in areas with high housing prices. Additional findings showed that housing prices were associated with building age (−), number of households in the complex (+), slope (−), and greenness (+) in both subsamples. Results also showed that high school quality had a different association with housing prices depending on the subsample (e.g., the sign was positive in areas with high housing prices and no significance in areas with low housing prices). The results herein support public policy proposals relevant to urban planning, environmental design, and housing policies.
